Frequently Asked Questions
Everything Arizona Homebuyers & Homeowners Ask About Inspections
General
General Questions
What is a home inspection?+
A home inspection is a visual, non-invasive evaluation of a property’s condition — structure, roof, electrical, plumbing, HVAC, and more — performed by a licensed inspector. You receive a detailed report documenting findings, so you know exactly what you’re buying or maintaining.
Do I really need an inspection if the home looks fine?+
Yes. Many serious issues — foundation movement, hidden roof damage, failing HVAC systems, electrical hazards — aren’t visible during a normal walkthrough. Skipping an inspection to save money is one of the most common (and expensive) mistakes buyers make.
How long does an inspection take?+
Typically 2-3 hours depending on the size, age, and condition of the property, and whether additional services like pool, mold, or termite inspection are included.
Should I attend the inspection?+
We recommend it. Walking through with your inspector gives you a chance to ask questions in real time and see issues firsthand, rather than only reading about them in the report.
Are you licensed and insured?+
Yes. Better Home Inspector AZ is fully licensed and insured to perform residential and new construction inspections across Arizona.
Cost & Timing
Cost & Timing
How much does a home inspection cost in Arizona?+
For a typical home, expect $300-$550 including thermal imaging. Larger homes or multi-phase new construction inspections may run higher. Call (623) 326-5012 for a quote specific to your property.
When should I schedule my inspection?+
Schedule within 24-48 hours of your offer being accepted. Most purchase agreements give you 7-10 days for inspections before your contingency deadline.
How quickly do you provide reports?+
Same-day reports, usually delivered within a few hours of the inspection, sent digitally via email with photos and thermal images included.
Do you offer rush inspections?+
In most cases, yes — call us directly and we’ll do our best to accommodate tight closing timelines.
What’s Included
What’s Included in an Inspection
What systems do you inspect?+
Foundation, roof, exterior/siding, attic, HVAC, electrical panel and outlets, plumbing, windows and doors, interior walls, and crawlspace or basement where applicable — plus thermal imaging on every inspection.
Is thermal imaging included, or is it an add-on?+
Thermal imaging is included on every inspection at no extra charge — it’s part of our standard process, not an upsell.
Can I add pool, pest, or mold inspection to my visit?+
Yes. Pool, pest & termite, and mold/environmental testing can typically be bundled with your pre-purchase or new construction inspection in the same visit. See our Services page for details.
Do you inspect condos and townhomes?+
Yes, with scope adjusted for what’s owned vs. shared under an HOA — we’ll walk you through what applies to your specific property type.
Thermal Imaging
Thermal Imaging Questions
What does thermal imaging actually detect?+
Air leaks around windows and doors, electrical hotspots that can indicate a fire risk, and hidden moisture behind walls before it becomes visible mold damage.
Why is thermal imaging especially important in Arizona?+
Extreme summer heat means AC systems run constantly, and monsoon season introduces sudden moisture. Thermal imaging catches the energy loss and hidden water damage that Arizona’s climate makes especially likely.
Will I get to see the thermal images?+
Yes — annotated thermal images are included directly in your digital report alongside standard photos.
New Construction
New Construction Questions
Why do I need an inspection on a brand-new home?+
Builders work on tight schedules and budgets. We regularly find misaligned doors, poor caulking, improper grading, and electrical mistakes — even in new construction. An independent inspection protects you, not the builder.
What are phase inspections?+
Multi-stage inspections performed at foundation, pre-drywall, and final completion — catching issues while they’re still easy and inexpensive to fix, before walls close them in.
What’s an 11-month warranty inspection?+
Most builder warranties expire at 12 months. An 11-month inspection identifies issues while you can still file a warranty claim — timing matters here.

My report found issues — now what?+
Most reports find 5-15 items. Prioritize safety issues (electrical, structural, roof leaks, HVAC failure) first, then major system repairs ($5,000+) for negotiation, and treat minor maintenance items as optional homeowner upkeep after closing.
Can I use the report to negotiate with the seller?+
Yes — that’s one of the report’s main purposes. It gives you documented, professional evidence to request repairs, a price reduction, or a credit at closing.
Do you help explain the report after delivery?+
Absolutely — call us anytime after you receive your report if you have questions about a specific finding.
